Browning Designs assists homeowners through the design phase:
The Design Phase is typically broken down into FOUR parts:
1. As-built/ Programming/ Space Plan
Browning Designs will first measure the existing site and buildings and draft them on CAD.
Then, through meetings with the owner, will discern the project's programming requirements,
i.e. quantity and sizes of rooms, and their relationship to each other (flow).
Finally, a scaled floor plan will be produced, identifying room sizes and uses based on the
owner's requirements.
2. Design Development
Browning Designs will begin to refine the design, providing exterior elevations and
additional information in order to facilitate a preliminary construction estimate.
3. Construction Documents
Browning Designs will provide sections through the building, interior elevations, reflected ceiling
plans (lighting layout), telephone & electrical plans and finish plans. These plans, along with the
structural plans and title 24 energy requirements are submitted to the city for review, and
ultimately a construction permit.
4. Construction Observation
During construction, Browning Designs will visit the project at regular intervals to insure the project is
proceeding as designed, acting as a liaison between the homeowner and the contractor, if required.
